Anatomy of a Listing is a collection of real homeowner conversations that explore the decisions people face before putting a home on the market. Whether you’re deciding if it’s the right time to sell your home, preparing to list for the first time, or simply trying to understand the home selling process, these conversations offer a thoughtful look at what happens before a listing ever reaches the market. They aren’t about telling homeowners what to do. They’re about understanding what matters most so better decisions can follow.

Every Listing Begins with a Conversation

Before we ever discuss pricing, marketing, photography, staging, or preparing your home for sale, we talk. Every homeowner arrives with a different history, different priorities, and a different set of questions. Some are excited about what’s next. Others are overwhelmed by the thought of change. Some are focused on timing, while others are thinking about family, privacy, possessions, retirement, or where life will take them after they sell.

Those conversations rarely begin where they end.

A homeowner may believe the biggest obstacle is clearing out a garage, deciding on a price, or wondering whether the home needs updates. As the conversation unfolds, what truly matters begins to emerge. The questions become clearer. The priorities begin to shift. Together, we work through those decisions until a path forward starts to take shape.

Understanding Comes Before Advising

People don’t want someone making decisions for them. They want to understand their options, feel heard, and make decisions that are right for them. That’s why I believe understanding comes before advising. The better I understand the homeowner, the better I can position the home.

What I’ve Learned from Thousands of Conversations

After more than 35 years representing homeowners, I’ve learned that the first concern someone shares is rarely the one that ultimately shapes the decision to sell. Listening carefully, asking thoughtful questions, and understanding what’s beneath that first concern has become one of the most valuable parts of my work. Those conversations shape every recommendation I make, every marketing decision I suggest, and ultimately every listing.
