Can a home be sold off market without sacrificing value? Robbyn Battles, The House Agent, was helping the owner of 2554 Hermosa Avenue in Montrose answer that exact question.
As the listing agent, I was asked to explore a private, off-market sale before exposing the property to the broader market. The seller valued privacy and wanted to limit public exposure. The challenge was determining whether we could find the right buyer while still maximizing the home’s value.
What followed became a real-world lesson in off-market marketing, buyer demand, pricing strategy, and knowing when to adjust course. The result was nine offers above the asking price and a stronger outcome for the seller.
Why Would a Seller Choose an Off-Market Sale?
The seller of the Hobbit House had a specific request. They wanted to find a buyer without placing the property on the open market.
Many homeowners choose this approach because they value privacy. Others want to avoid a constant stream of showings. For distinctive homes like the Hobbit House, sellers sometimes believe the right buyer can be found through private marketing alone.
While an off-market sale can be successful, it also limits exposure. The challenge becomes reaching enough qualified buyers to create competition.
Does an Experienced Listing Agent Matter in an Off-Market Sale?
This is where experience becomes important.
With more than 30 years in real estate, I relied on my network, marketing resources, and understanding of unique properties to identify potential buyers. While there was interest, we quickly discovered we were not attracting the type of buyer who truly appreciated the character and charm of the Hobbit House.
The property needed broader exposure to reach the right audience.
What Happens When an Off-Market Strategy Is Not Working?
Recognizing this, we shifted our strategy.
The property was placed on the open market while still maintaining the seller’s desire for privacy. There was no yard sign, and all showings were scheduled by appointment only.
The response was immediate.
Within two weeks, we received nine offers, all above the asking price. Expanding the buyer pool created competition and ultimately produced a stronger outcome for the seller.
How Were the Sale Terms Structured?
The accepted offer included a 30-day escrow with no inspection contingency and no loan contingency.
The buyer still completed inspections, but they were conducted strictly for informational purposes. The only remaining contingency involved the appraisal.
Fortunately, the property appraised at the agreed-upon purchase price, allowing the transaction to move forward smoothly.
Why Did the Buyer Complete Seven Different Inspections?
Even with a non-contingent offer, the buyer wanted a complete understanding of the property before closing.
Seven separate inspections were completed within the contractual timeline. This provided the buyer with confidence while preserving the certainty of the transaction for the seller.
We also negotiated a 29-day rent-back period. This allowed the seller additional time to transition without creating a tenant relationship.
Why Is the Emotional Side of Selling a Home So Important?
The Hobbit House was much more than a property. It was a home filled with memories and personal meaning.
One of the most important parts of my role as a listing agent was helping the seller navigate the emotional side of the process. Selling a home can feel overwhelming, especially when inspections, negotiations, and deadlines begin to stack up.
Throughout the transaction, I focused on making sure the seller felt informed, supported, and comfortable with every decision.
What Can Sellers Learn from the Hobbit House Sale?
The biggest lesson from this sale is that flexibility often creates the best outcome.
An off-market strategy can work under the right circumstances. However, broader market exposure may create more competition, stronger terms, and a better overall result.
For this Montrose seller, adjusting the strategy at the right moment led to multiple offers, favorable terms, and a successful closing.
