Robbyn Battles The House Agent August Monthly LetterDear Reader,

My August monthly letter covers where I’ve been (working, mostly) and what that work has taught me lately. You’ll learn what a senior move manager actually does. You’ll find out why water damage keeps showing up under foundations, and what to watch for at your own house. There’s a fresh look at what “Markets at a Glance” is revealing this month. And you’ll find a full list of current listings, with links to everything mentioned below.

I don’t know about you, but I’m about done with this heat! For those of you who love summer, the pool, and hot weather, enjoy every minute. I’ll be honest, that’s just not me. I’m a fall weather gal.

So, what have I been up to? Not much to report. I’ve been working, working, working, and feeling very grateful for wonderful clients who keep me busy, and friends and family who understand when I disappear for a while. They know I’ll eventually resurface! With all this work, a couple of things are worth passing along.

Have you heard of a senior move manager? Two recent clients used their services in very different ways. One needed help organizing and packing a few boxes, while the other relied on a move manager to pack the entire house and coordinate everything from moving out to settling into the new home. If moving feels overwhelming, this service is worth knowing about. I’ve written a blog post exploring what they do and interviewed three senior move managers on my podcast. You might be surprised by how many ways they can help.

How often are you crawling underneath your house? Why do I ask? Three of my recent listings had foundation issues caused by water underneath the house. The culprit? Sprinklers spraying against the house, condensation lines dripping near the foundation, missing gutters or downspouts terminating at the footings. Consider having a foundation company do a general inspection. I checked mine to make sure everything looked good. If you need a referral, give me a call.

If you read my monthly “Markets at a Glance,” you may have noticed some changes. I’m still tracking sale price and price per square foot. Still, now I’m digging deeper into market behavior and patterns, including price reductions, pending market times, and why some homes are going into escrow. In contrast, others linger, and I’m looking at which price ranges are moving faster. From La Crescenta-Montrose and La Cañada Flintridge to Glendale 91208, Pasadena 91103 and 91104, Sunland-Tujunga, Shadow Hills and Lake View Terrace, every market is behaving differently. Whether you’re a buyer or seller, think of “Markets at a Glance” as your little crystal ball into what’s coming next.

And while we’re talking about the market,  below are some of my latest listings, coming soon properties, and recent closings. If something catches your eye or you’d like more information, I’m always up for a call.

AND BEFORE YOU THINK FALL IS TOO LATE…

Believe it or not, moving out of August and into the end of the year brings some important timing opportunities for sellers. Certain weeks can create a very different selling environment than people expect, based on inventory, buyer activity, and even the school calendar.

If selling has been somewhere in the back of your mind, timing is one of those conversations worth having. Every property on this page started with conversations and planning months before it ever hit the market.

No agenda. Just a conversation.  Robbyn Battles |818-388-1631 |[email protected]
