Robbyn Battles The House Agent May 2026 Monthly Letter

Dear Reader, Welcome to my May 2026 Monthly Letter.

I have to be honest with you. May felt like one of those months where life changes overnight. Looking back to late April, my husband and I celebrated our 35th wedding anniversary on April 27th. I found myself reflecting that we were married right here in La Crescenta at St. Luke’s of the Mountains.

Then, just one day later, my mom suddenly passed away. There really are no words big enough for a loss like that.

At the very same time, my daughter moved from a tiny bungalow in Montrose into a wonderful two-bedroom home in Montrose. It has room for her pups to run and play, thanks to the kindness of a wonderful client who made that possible. Meanwhile, my business continued moving full speed ahead. Unexpected travel to North Carolina quickly became part of life as well.

Somewhere between joy, heartbreak, exhaustion, gratitude, and nonstop motion, this month became a powerful reminder. It showed me just how much the people around us matter.

Changing Conversations in Our Foothill Communities

While life has certainly felt emotional lately, the conversations happening around our community have been just as active. Discussions continue to center around housing, transit, parking, and how quickly the Foothill communities are changing.

In La Crescenta, the proposed Briggs and Foothill affordable housing project alone carries a construction price tag of roughly $67 million. If you are curious about how affordable housing projects like this are funded, I recently wrote a blog post. It breaks down the numbers and funding structure in a much easier-to-understand format.

In Glendale, much of the discussion surrounding the Metro BRT line is really about a ripple effect. It is about what future development can follow major transit corridors. Meanwhile, in Montrose, the concern over parking lots centers around how small businesses survive without customer parking.

None of these topics is simple or one-sided. Traffic flow, evacuation concerns, housing mandates, parking, and local business support are all becoming part of one much larger community conversation. Answering Your Market Questions

One of the questions that comes up often is, “Is the market still strong?” The answer is yes. This is especially true for homes that are thoughtfully prepared and priced correctly.

Most well-positioned homes throughout the Foothills are still finding buyers within about 10 days. This often happens with two or three strong offers. However, buyers today are more selective and informed than they were a few years ago.

Another common question is, “How do you really determine the right price?” One of the most valuable tools is carefully watching pending and contingent properties in real time. Those homes show exactly what buyers are responding to right now, not 30 or 60 days ago.

Sometimes the strongest strategy is simply waiting a few extra days before coming on the market. This gives nearby inventory time to move. It allows your home to enter the market in a position where it truly stands out.

While pricing is important, so is ensuring buyers understand the personality of your home. They need to know how it lives and the story behind it. Those details often create the strongest emotional connection.
