Marketwide Analysis

Among the five communities, La Crescenta had the most significant increase in sold activity, while La Cañada and Shadow Hills experienced the most significant decrease in sales and pending’s. Sunland-Tujunga’s pending activity rose the most, suggesting a strong July pipeline. The price per square foot declined in several areas, particularly in pending data, indicating a subtle shift in the market toward buyers.

Why are we looking at Pending Sales? Pending sales provide the clearest picture of what buyers are willing to pay at present. While sold data tells us what closed 30–45 days ago, pending’s reflect current buyer sentiment and pricing traction. A dip in the pending price per square foot (as seen in Sunland, Shadow Hills, and Glendale) could indicate upcoming sold price reductions — key information for sellers considering their pricing strategy and buyers hoping to time the market.
