October 2026 Pasadena 91104 Market Update
Did Pasadena 91104 Home Prices Rise in October, or Did Higher-Priced Sales Lift the Numbers?
Pasadena 91104’s median selling price increased in October, but does that mean your home’s value increased too? Why were selling prices so different on the same street, and did sellers drop their asking prices? October’s transactions show why each closing deserves attention before you apply a monthly change to your home.
I’m Robbyn Battles, The House Agent. After more than 38 years in real estate, I look beyond the headline figures. We’ll examine October’s sales, compare three months of activity, and explore how long homes took to sell and what deserves attention if you’re planning a sale in 2027.
What Did Homes Sell For in Pasadena 91104 in October?
Fourteen single-family homes closed in October, with selling prices ranging from $880,000 to $2.501 million. The median was $1.55 million, and the average was approximately $1.543 million.
Eight homes sold above their final asking prices. Those included 511 Penn, which sold for $1.151 million against a $995,000 asking price, and 2330 Orange Grove, which sold for $2.501 million after being listed at $1.999 million.
Five homes sold below asking, and one sold at asking. Before describing October as favorable or difficult for sellers, I would examine which properties buyers were comparing and what each transaction involved.
How Has Pasadena 91104’s Median Home Price Changed Over the Past Three Months?
| Market indicator | October | September | August |
|---|---|---|---|
| Closed sales | 14 | 12 | 19 |
| Average selling price | $1,543,286 | $1,392,667 | $1,524,167 |
| Median selling price | $1,550,000 | $1,262,500 | $1,445,000 |
| Median reported home size | 1,814 sq. ft. | 1,513 sq. ft. | 1,680 sq. ft. |
| Average days on market* | 22 | 50 | 23 |
| Closings with asking-price reductions | 0 | 3 | 4 |
| Sales above final asking price | 8 | 7 | 12 |
October’s median was approximately 23% above September’s. That does not establish that comparable homes gained 23% in value.
Median reported home size also increased, from 1,513 square feet in September to approximately 1,814 in October. Different properties made up each month’s sales.
The median is the middle selling price, so its movement depends on the distribution of the group. A single expensive closing can strongly influence the average without having the same effect on the median.
Across three months, October’s average was only about 1.3% above August’s. Above-asking sales accounted for approximately 63% of August closings, 58% in September, and 57% in October.
What I see is a rebound from September’s lower pricing figures alongside a change in the homes selling. I would compare similar properties before concluding how much individual values changed.
Why Can Home Values Be So Different on the Same Street in Pasadena 91104?
Two October closings on Garfias show why I investigate the circumstances behind a selling price before using it as evidence of value.
At 1976 Garfias, a home listed at $1.375 million sold for $1.6 million. Its listing described a 1,470-square-foot Washington Village bungalow with preserved architectural details, extensive system updates, a remodeled kitchen, and a finished garage.
At 1986 Garfias, a home with 1,416 reported square feet sold for $880,000 against an $899,000 asking price. Its listing described a cash-only, occupied sale without interior access or inspections. The property would not be delivered vacant.
The sizes were similar, but the buying circumstances were substantially different. I would not use the $880,000 closing as a straightforward comparison for a home buyers could inspect and occupy after closing.
Condition, access, occupancy, and sale terms can materially affect what buyers are willing or able to pay.
Why Are Some Homes in Pasadena 91104 Selling Above Asking?
At 2330 Orange Grove, the $2.501 million closing was $502,000 above asking, approximately 25%, with 15 reported market days.
The listing described a Spanish Colonial Revival with 2,729 square feet, updated interiors, a main-level primary suite, and a substantial flat backyard.
Those features deserve examination alongside the starting price and the alternatives available to buyers. They do not explain the premium on their own.
In Bungalow Heaven, 1200 Michigan sold for $1.186 million against a $999,000 asking price. Its remarks emphasized original Craftsman details, refinished floors, and outdoor amenities.
These transactions give me reasons to investigate character, condition, and pricing together. They do not establish a fixed premium for a particular architectural style.
Did Pasadena 91104 Sellers Drop Their Asking Prices in October?
Among October’s 14 completed sales, none showed a reduction between original and final asking prices. However, 15 of October’s 37 active listings were priced below their original asking prices, approximately 41%.
The homes that closed without reductions do not describe every seller still seeking a buyer.
A home can also sell below asking without a published reduction. At 851 Michigan, original and final asking prices were both $1.2 million, but the selling price was $1 million.
Across three months, reductions among completed sales declined from four in August to three in September and none in October. September’s reduced-price closings averaged 135 market days, although one property’s 240 days substantially influenced that figure.
I track reductions to understand where expectations may have met resistance, then examine the properties before applying those adjustments to your pricing plan.
How Long Does It Take for a Home to Sell in Pasadena 91104?
October’s valid timing entries averaged approximately 22 days, with a median of 18. September averaged 50 days, while August averaged 23.
October looked faster than September but much closer to August. The three-month view keeps one slower month from becoming the whole story.
Market time helps with planning and provides a checkpoint. If comparable properties attract buyers within a few weeks while yours receives little interest, I would review presentation, feedback, competition, and price together.
Your schedule also needs to allow for preparation before listing and escrow afterward.
What Advice Does Robbyn Battles Offer If You’re Planning to Sell Your Pasadena 91104 Home in 2027?
I would begin with properties buyers would compare with yours, including their condition and sale terms. The Garfias transactions show how misleading a nearby closing can be without context.
Before recommending changes, I would consider what deserves preserving. At 590 Prescott, a home described as retaining a largely original kitchen sold at its $960,000 asking price with 17 reported market days. That gives us a reason to evaluate character and maintenance before assuming everything needs replacing.
I would also follow pending properties through closing. October’s five pending listings included market times from 13 to 209 days, and one had a September contract date. They represent different experiences, rather than five newly accepted October offers.
Starting early gives us time to review maintenance, presentation, documented improvements, and your plans after selling.
