Dear Reader,

As January unfolds, I’m thrilled to share my holiday highlights and a positive start to the new year. After nine memorable years, I bid farewell to hosting the La Crescenta Christmas Tree lighting. My 3rd annual Free Photos with Santa event brought joy to many, always a delight to see the community’s smiling faces. A personal highlight was a rejuvenating overnight trip to Newport with close friends, where we stayed at the charming Lido House. Celebrating New Year’s Eve by babysitting my adorable 18-month-old great-niece was heartwarming. On the professional front, I’m excited to kick off January on a high note! I achieved a TOP 25 ranking for Q4, securing the #10 spot out of over 400+ agents in the company, celebrating several January closings with clients, and a new Sparr Heights listing. I’m deeply thankful for my incredible clients over the years.

This year, I aim to offer you more value by shedding light on the critical elements of selling a home, providing an ‘Anatomy of a Sold.’ A just-sold card does nothing to help you understand the process or terms. For example, let’s delve into my sale of 2544 Hermosa in Montrose. Anatomy of a Sold The Hobbit House This sale was particularly emotional for the seller, who had raised her family in this charming cottage. Initially, we tried selling off-market as she wanted fewer people in her home. Due to the price point, this attracted lowball investor offers. After several discussions, the seller decided to brave the open market; however, there were no for-sale signs, lockboxes, or open houses. Once listed on the open market, the property’s appeal and location attracted nine offers above the asking price. Despite numerous inspections, which were challenging for the seller, we closed the deal without any credits at $930,000 – well above the $875,000 list price. The terms included a 30-day escrow, no loan or inspection contingencies, and 20% down, with the seller renting back for 29 days for just $1.00. (One dollar) Just Sold.
